Buying a home is a huge decision and an expensive one. A lot of fears come with purchasing a new residence besides simply not being able to move whenever you want. While getting a home inspection is a critical part of the buying process, you may not be getting the whole picture. Some of the appliances may be on their last legs. The following is a list of maintenance items that could cost a small fortune, and ones that homeowners often overlook or plain and simply don’t know about.

Water Heater – Lasts 10 years. Some residences have two. $500 to replace.

Dishwasher – Lasts 9 years. The more features it has the more potential for things to break. $500 to replace.

Garbage Disposal – Lasts 10 years. Lifespan dependent on usage. $150 to replace.

Refrigerator – Lasts 15 years. A broken compressor typically means the end for the unit. Spot repairs on other components are common. $1000 to replace.

Washer/Dryer – Lasts 12 years. Completely dependent on how often it has been run. $600 to replace washer or dryer.

Central Heating & Air – Lasts 18 years. Lifespan dependent on maintenance. $3000 to replace.

Garage Door Opener – Lasts 11 years. Diligence in maintenance to the entire system affects the service life. $300 to replace.
